CCTV investigations for rats and suspected drain entry

Rats seen near a building do not automatically mean the drains are the entry route. If a drainage connection is suspected, tell us where activity has been noticed, which rooms or outside areas are affected, and what a pest controller has already found. A camera inspection of accessible pipework may help identify damaged joints, open connections or redundant branches that warrant further assessment.

The aim is to connect the drainage evidence with the wider investigation. A visible defect is not proof that it is being used by rats, and an inaccessible branch cannot be ruled out by inspecting a different run. Repairs and rat blockers

The appropriate response depends on the actual layout, condition, flow and maintenance access. A barrier is not a universal solution for every pipe or connection. Discuss any proposed repair or suitable rat blocker separately from the survey, including how it would be accessed and maintained. Drainage investigation and repairs should be coordinated with any pest treatment needed at the property.

• A recurring blockage: identify the affected run, earlier clearance work and whether the problem returns in the same place.
• A property purchase: provide the receiving surveyor’s requirements and your deadline before agreeing the inspection.
• A suspected rat route: share the activity history, pest findings and any earlier drainage plans or repairs.
• A planned repair: explain which defect needs assessment and whether a surface location or further investigation is required.

What to confirm in your CCTV survey quote

Ask which runs can be inspected, whether clearance or cleaning is included, and what happens if access or visibility prevents completion. Agree which footage, still images or written findings you require and when they will be supplied. Locating a defect, further visits and repairs may need a separate scope and price; do not assume these are included.
